Burglar Alarms For Rental Property

Burglar Alarms For Rental Property

If you live in rented accommodation, can you install a fire alarm? If you are a Landlord, should you let your tenant install a fire alarm? Let’s answer these questions and find out about burglar alarms for rental property.

Rental Property Burglary Statistics

According to statistics, homes without any security systems installed are 300 times more likely to be burgled and rented accommodation is more prone to crime than owned houses.

It goes without saying that everybody should be able to feel safe and secure in their own home and that applies whether you own your property or live in rented accommodation.

Tenants Rights And Tenancy Agreements

The first thing you will need to do, as a tenant wanting to have a burglar alarm, is to check to if you need the permission of your landlord.

When you first move into a rented house or flat, you should have signed and been given a copy of a tenancy agreement that tells you what you can and can’t do to the property.

If you can’t find it or if there is no mention of fire alarms or alarms in general, then the next step is to speak to your landlord or letting agency and let them know that you are interested in having a burglar alarm installed.

Although most rental properties will have a smoke and carbon monoxide alarm, it is less common for there to be burglar alarms for a rental property.

Depending on the agreement with your landlord you may be able to install one yourself, or even better, get a professional alarm installation company to do it for you.

Landlords & Burglar Alarms For Rental Property

Although landlords are legally obliged to keep their property safe for people to live in, for example, electrical checks and annual gas safety checks, this doesn’t include installing a burglar alarm.

Historically the main reason for this is that Landlords would then be responsible for making sure the burglar alarm is working at all times.

Plus, the additional worry that if the alarm was faulty and the tenants were burgled, that the landlords would be liable.

However, a burglar alarm would add another security to the property and be another level of safety and reassurance for tenants.

Even the fact that you can see from the outside that a property clearly has a burglar alarm would be enough to deter some burglars from attempting to break in.

Also, don’t forget that installing burglar alarms for rental property could increase it’s value and also could decrease insurance payments.

It’s also a good selling point (not literally…) if the property is vacant and they are looking for tenants.

Professional Burglar Alarm Installation For Rented Property

If a tenant or Landlord are keen to have a burglar alarm but not so keen on the responsibility or having to do the work themselves, then there is another option.

A professional alarm installation company will take all of this responsibility and work away from a landlord and tenant.

Companies such as us at Mayfair Fire & Security have many years experience in the security industry and will make sure that the work is carried out to a very high standard.

For example, we will carry out free property surveys. This way a landlord and tenant can be sure that the right burglar alarm equipment will be installed and in the right place.

We mentioned the added work of making sure a burglar alarm is always working earlier and that is another reason why a professional alarm company would be a good idea.

They will not only make sure it is working, they will carry out regular maintence checks to make sure the property is safe, and should there be any kind of fault reported they will attend the premises and carry out any repair work.

Burglar Alarm Monitoring For Rental Property

Alarm monitoring is another security option to consider, our sister company First County Monitoring provide 24 hours a day burglar alarm monitoring.

So, if an alarm is triggered, the signal goes straight to their alarm receiving centre where they can quickly assess whether to contact a keyholder (landlord and/or tenant, for example), or to contact the police.

This means that if the owner of a property or the person renting is away on holiday or visiting friends and relatives then they don’t have to worry about rushing back home.
